Use a sublease checklist before moving into an apartment you're subletting.
A sublease or sublet is an agreement where one person moves into an apartment while another person's name remains on the lease. The new tenant agrees to follow the same rules as the original tenant and pays rent and any other bills associated with the property. This usually occurs when the original tenant moves out of town for a job or leaves for another reason. Using a sublease checklist to document the condition of the apartment protects both the original tenant and the new tenant.
Flooring/Walls
On or before your move-in date, do a walk-through inspection with the original tenant. Complete a full inspection of the property, including the floors and walls in each room. Make note of any problems or damage to the walls and flooring. Look for holes in the walls, damaged drywall, stains on the carpet and holes in the carpet.
Appliances
Inspect any appliances in the property, including the dishwasher, stove, oven, refrigerator, washer and dryer. It's especially important to inspect any appliances that come with the apartment, as you can be charged for any damages made to those items. Check to ensure the appliances are working properly and make note of any missing pieces, dents and scratches.
Individual Rooms
Pay attention to specific damage in each room. Check the counter and cabinets in the kitchen, looking for holes in the wood, stains on the counter and any other problems. In the bathroom, focus on the fixtures, such as the faucet and shower head. You also need to pay attention to any specific built-ins found in the apartment, including bookshelves that are broken or have missing shelves.
Other Items
After completing a thorough inspection of the property, do another walk-through and focus on the items that others might ignore. Raise the windows and ensure each one works properly. Then check the screens and note any missing screens or screens with holes. Look at the fire extinguisher, which should be up to date and make sure the smoke detectors work. Inspect any ceiling fans in the property, as well as the central air conditioning and make sure that all lights in the property work. End your inspection by making note of any problems found with the doors and the locks.
