In colder climates, vacant houses should be winterized to prevent damage.
Winter can be tough on an unoccupied house. When a house sits vacant and no heat is used, pipes can burst and damage can occur to water heaters and other appliances.
When to Winterize
The Federal Housing Authority says houses should be winterized between Oct. 1 and March 31. This period may be extended for houses at a high elevation or a far northern location.
Wet Heat
The FHA recommends using non-toxic antifreeze made of propylene-glycol to winterize wet heat, radiant, hydronic or hot water baseboard systems. This form of antifreeze is designated for hot water heating systems and should include an anti-rust ingredient.
Dry or Steam Heat
With dry heat systems or steam heat, the water supply is shut off at the curb. In this case antifreeze is not used in the heating system, but in any fixtures such as toilet tanks or sinks. Add antifreeze only after draining water from all taps.
